These Terms and Conditions form a legally binding contract between you, the guest making the booking, and us, the owner of the accommodation.
They apply to all properties owned or managed by us (each referred to as “the Property”).
By making a booking, signing a booking form, or paying any part of the rental cost, you confirm that you have read, understood, and agree to these Terms and Conditions. You are responsible for ensuring that all members of your party comply with them.
Bookings and Payment
A booking deposit is required to secure your reservation. A booking is only confirmed once the deposit has been received and processed.
The remaining balance of the rental charge, together with any applicable breakage/damage deposit, must be paid no later than 6 weeks prior to the arrival date. We do not routinely issue payment reminders, and it is your responsibility to ensure payments are made by the due dates.
Failure to pay the deposit or balance in full by the specified due dates will be treated as a cancellation by you.
Bookings made within 6 weeks of the arrival date must be paid in full at the time of booking.
Cancellation by You
If you need to cancel your booking, you must notify us in writing.
Because accommodation bookings are for specific dates, they are exempt from the 14-day cooling-off period under the Consumer Contracts Regulations 2013.
If you cancel, we will make reasonable efforts to re-let the Property. If we are successful, we may refund all or part of the amounts you have paid, less any reasonable costs incurred. Any such refund is at our discretion.
We strongly recommend that you take out appropriate holiday cancellation insurance.
Amendments to Dates and Duration
Requests to change dates or shorten or extend your stay will be considered where reasonably possible and subject to availability. Any agreed changes may result in a price adjustment if the new dates fall within a different pricing period. We do not charge administration fees for amendments that we are able to accommodate.
Cancellation by Us (The Property Owner)
We will make every reasonable effort to ensure that the Property is available for your booked dates. In the unlikely event that the Property becomes unavailable, we reserve the right to cancel your booking. Where possible, we will attempt to offer suitable alternative accommodation. If no suitable alternative can be provided, you will be entitled to a full refund of all monies paid to us. Our liability is strictly limited to the return of monies received. No compensation or consequential losses will be payable.
Property Description and Access
We take reasonable care to ensure that all property descriptions are accurate. However, furnishings, layouts, or facilities may change from time to time. Minor discrepancies do not entitle you to a refund.
We reserve the right to access the Property at reasonable times in the event of an emergency or where essential repairs or maintenance are required.
We also reserve the right to refuse entry or require you and your party to vacate the Property without refund if, in our reasonable opinion, your behaviour is unacceptable or you are unsuitable to take charge of the Property.
Guest Numbers and Occupancy
Each Property has a maximum permitted occupancy, which must not be exceeded under any circumstances. Only those guests named on the booking are permitted to stay at the Property. If more guests than agreed are found to be staying at the Property, this will constitute a breach of contract, and you and your party may be required to leave immediately without refund.
Sub-letting, assigning, or transferring the booking is not permitted without our prior written consent.
Pets
Pets are only permitted where explicitly agreed in advance and may be restricted by number, size, or type depending on the Property. All pets must be house-trained and must not be left unattended in the Property. Pets are not permitted on beds or furniture.
You accept full responsibility for any damage, additional cleaning, or disturbance caused by your pet. We reserve the right to charge for additional cleaning or repairs. We accept no liability for injury, loss, or accident involving pets during the stay.
Arrival and Departure
Unless otherwise stated, check-in is from 3:00 PM on the day of arrival, and check-out is by 10:00 AM on the day of departure.
Late departure may result in an additional charge. Key collection and access details will be provided once full payment has been received.
Liability
We accept no responsibility for loss or damage to personal belongings. All vehicles and possessions are left at your own risk.
Children must be supervised at all times.
Where a Property includes outdoor play equipment or similar facilities, use of such equipment is entirely at your own risk. Children must be supervised at all times, and age restrictions must be observed where stated.
Cleaning and Breakages
Cleaning
You are expected to leave the Property in a clean and tidy condition, comparable to how it was found on arrival. We reserve the right to charge an additional cleaning fee if the Property is left in an unreasonable condition.
Breakages
You are responsible for maintaining the Property, its fixtures, fittings, and contents in good order. Any accidental damage or breakages must be reported to us prior to departure.
Reasonable wear and tear will not be charged. However, we reserve the right to charge for significant damage, loss, or excessive cleaning.
Complaints
Should any issue arise during your stay, you must notify us or our representative immediately so that we have the opportunity to resolve the matter promptly. Failure to report an issue during your stay may result in any subsequent claim being declined.
